Property Care

  • Housekeeping for every property, after every stay, the day of check-out

  • Premium linens, bed coverlets, and towels along with a starter supply of soap, detergents, paper towels, toilet paper, etc.
  • 2700SF state-of-the-art laundry facility to ensure our bedding and linens meet the highest standards
  • Coordination of all maintenance and repairs
  • No labor cost on quick fix issues, i.e., light bulbs, replacing toilet seats, AC filters, etc.
  • For major repairs we work with reputable and insured vendors that we use in our own homes

WHAT DOES IT COST? 

Required Fees

  • Management Fee: 25%, this is our only reoccurring fee to owners
  • Start-up Linen Fee: $200/king-, queen-, or full, and $100/twin bed: This one time only fee covers the bed linens, coverlets, towels, and start-up amenities for the lifetime that your property is with us. 
  • Cleaning Fee on owner stays: Owners only pay for cleaning on owner or guest of owner stays. With the high summer time use we also do annual deep cleans in the fall & winter months. This clean is billed to the owner at twice the normal cleaning fee. 

Optional Fee

  • DormaKaba Coded Lock: $378, Although it is optional, we do highly recommend the use of a top-of-the-line coded lock from DormaKaba. There are no keys or cards to get lost or duplicated. Guest codes turn on at check-in and shut off at check-out. Anyone who accesses your property has a specific code for their use only, so if an issue ever come does up, we can audit your lock to determine who was in there last. 

Guest Fees

  • Cleaning/Unit Preparation Fee: Padre Escapes requires that all guests pay a unit preparation/cleaning fee. These are set at a competitive rate that is determined based on the square footage and occupancy of the property. 
  • Reservation Fee: The Reservation Fee is a damage waiver that gives the homeowner assurance that for each stay up to $1500 of unintentional damage will be covered. It also gives the guest protection against unforeseen accidents. The reservation fee is $49 to $99 per stay, depending on the property size and season.
  • Hotel Occupancy Tax (HOT): This is always a “HOT” topic with short-term rentals in Corpus Christi but yes vacation rentals do pay state and local hotel occupancy taxes.
